HIGH QUALITY, DESIGN-LED HOMES IN STRETFORD
Here at CERT we are pleased to bring forward for your consideration and comment plans for a high quality, community focussed and design-led residential development.
This website presents the latest detailed proposals for the Western parcel of the residential phase of the vision for Stretford town centre.

This phase of the residential development features a collection of homes centred around a landscaped communal courtyard, designed as a shared space for gathering, play and recreation. It includes an apartment building ranging from two to five storeys with 100 apartments, alongside a row of 16 houses fronting Wellington Street.
Following this consultation, CERT intends to submit a Reserved Matters planning application relating to the areas outlined in the wider masterplan. Further applications for the remaining parts of the Stretford town centre site will be brought forward in due course by Bruntwood and Trafford Council.
THE PROPOSAL
The proposal has been developed by RIBA award-winning practice Architectural Emporium, with careful consideration given at every stage to the Trafford Design Guide and a clear ambition for the buildings to feel truly ‘of Stretford’. Drawing inspiration from the character of the surrounding residential streets and the Mall, the design incorporates details such as arched doorways and bay windows, referencing Pinnington Lane and Victoria Road, to firmly root the new development within its local context.

THE STRETFORD VISION
As part of the wider Stretford Masterplan, a new Vision for Stretford was created in collaboration with the local community. This Vision, to [re]imagine a high-quality town centre, is built around four key themes:

Re-discover the streets
At the heart of the project is a commitment to nurturing a vibrant, thriving community. The design encourages interaction between existing residents and future neighbours through welcoming public spaces, food and drink venues, retail and other opportunities for social connection.
Re-connect
Stretford has long been disconnected because of the Mall, Kingsway and Chester Road. The Masterplan addresses this by re-establishing connections, creating a strong axis that ties the town’s key assets back together.
Re-introduce scale
A diverse mix of homes, from apartments to townhouses, will attract a broad community of residents. Central to the Vision is the creation of a safe, inclusive living environment that supports people of all ages.
Re-imagine experience
Stretford once had a series of vibrant streets full of people that all fed into the retail spine of the town - King Street. By re-instating the historic urban texture, developing mixed-use buildings and carefully managing vehicles, Stretford once again will have vibrant streets full of people.

RESPONDING TO FEEDBACK
Throughout the design process so far, we have worked closely with Trafford Council to ensure that our proposals can fully contribute towards the Stretford Vision. We have met with Planning Officers at the Council to present our proposals, listen to their feedback and amend the plans accordingly – our process is iterative and responsive.

The purpose of the Wellington Street Consultation is to share the proposals in their current form and allow the communities of Stretford to ask questions and provide their thoughts and feedback. We will gather the feedback received and use it to further refine the proposals.
We also intend to have an additional meeting with Trafford Council before we submit the Planning Application.

The result will be a proposal which delivers against the aims and objectives of the approved Masterplan and responds to feedback from the Council and wider public.

FAQs
What are the timescales for the application?
Submit the planning application: November 2025

What will happen to parking during construction and will there be disruption on Wellington Street or surrounding roads?
The Outline Planning Consent (covering the whole Stretford Town Centre redevelopment) requires that a Construction and Environment Management Plan (CEMP) must to be submitted and approved before each phase of the development can commence. The CEMP will include details of how potential construction impacts will be minimised.
Will the landscaped courtyard be private to residents or open for wider community use?
The courtyard is proposed to be for residents only. This is for privacy and security reasons. New publicly accessible, high-quality open spaces are being delivered elsewhere in the town centre as part of the wider redevelopment. Our proposals also aim to integrate into the existing public realm outside the application boundary.
Will the number of parking spaces be enough to accommodate residents and avoid spillover onto surrounding streets?
The agreed and approved level of car parking from the outline application is proposed to be retained as part of the reserved matters application. This retains the current level of on street car parking for existing residents and increases the quantum of spaces on Wellington Street in order to cater for the proposed townhouses fronting the street. The car parking for the proposed flats will be accommodated within the proposed multi-storey car park. Furthermore, to reduce the demand for car parking, a robust travel plan is proposed which includes the provision of indoor secure cycle parking for residents.
